  • Inspect the evaporator coils on the inside unit and the condenser coils on the outside unit. We look for signs of ice buildup, dirt, and obstructions. 
  • Check the AC’s refrigerant levels for signs of a leak. If your AC begins to lose refrigerant, that indicates a leak somewhere that needs to be refilled. We also have to recharge refrigerant levels so they are adequate for cooling. 
  • Assess the attached electrical connections so we can tighten, adjust, or replace anything that needs attention. 
  • Check the condensate pan for signs of leaks. Then we clean out the condensate drain line to reduce the chances of a clog.
  • Wipe down surfaces including fans and motors. 
  • Relubricate gears and other components working together so they can move smoothly without tension. Otherwise, mechanical stress can wear down the pieces and lead to the motor burning out faster than it should. 
  • Check thermostat calibration to ensure it is reading temperatures correctly. If not, we can recalibrate the thermostat, clean out the inside under the cover, and change the batteries.
